plus I don't know any Willy Wonkas - so any attempts at controlling an oompa union would be damn near impossible

I just did it. It's inline with what it appraised at when we bought it 2 years ago. Hmmmm.

when I have a thought I have to share it otherwise it stays in my head and then grows and gets moldy and then I can't think of anything because there's mold in my head and the only way I can get rid of it is to drink bleach..

Our house appraised almost $20k more than when we bought it two years ago (and that's no where NEAR what we spent to make the updates we did).
